3  - Schematic Design Generate initial design concepts based on program: Floor Plans / Site Plans Design meetings with Clients to review & develop options Review & refine design inspirations / material palette Develop 3D massing model of proposed design

4 - Design Development

Develop & refine the architectural design - floor plans, site plans, elevations, sections & interiors

Coordination & Processing with local planning agencies for design concept approval

5 - Construction Documents Development of drawing set as needed for construction & permitting Introduction & Coordination: Structural Engineer, Mechanical Engineer, T-24 Energy Engineer, Civil Engineer, Lighting / A.V. consultant Further design development: lighting, Interiors, materials, cabinets, appliance selection, fixture selection Client / Project team meeting to develop the design, select finishes, appliances, fixtures, windows & doors, cabinets

5 - Construction Documents

Development of drawing set as needed for construction & permitting

Introduction & Coordination: Structural Engineer, Mechanical Engineer, T-24 Energy Engineer, Civil Engineer, Lighting / A.V. consultant

Further design development: lighting, Interiors, materials, cabinets, appliance selection, fixture selection

Client / Project team meeting to develop the design, select finishes, appliances, fixtures, windows & doors, cabinets

6 - Permitting Submittal & processing with local agencies for building permit Coordination with Contractor – pricing, schedules, design implementation Final design / material selections
